The size: Fits queen size air mattress with a little room to spare. Wonderful.
The structure: It was pretty easy to go up. Wasn't anymore difficult than any other 2 pole tent. The poles seemed to be pretty decent quality for a Coleman brand and there wasn't any bending the first time it went up.
Ventilation: It breathed really well. Limited condensation on cold fall morning.
Leakage: N/A It didn't rain the weekend we used this tent, so I can't be for sure. With the right waterproofing spray, I'm sure you will be fine.
To be honest, I really like this tent. The only issue is the rain fly. The extra "cover" on the front of the tent is a nightmare. My boyfriend and I are both tall people. Generally when you step out of a tent you go from crouched down to immediately standing up. With this particular rain fly you are unable to do this. It was not so easy to pitch, especially because it needs to be staked with more stakes than are provided. The basic shape goes up fairly easy, but getting the fly to sit properly on the frame takes more expertise than we were able to muster in the dark.
There are 4 poles, 2 large ones for the main chamber, and 2 small ones to structure the fly at front and back. 4 stakes were provided, and it looked like the fly needed at least 5 more stakes, which we did not have. Without those 5 extra stakes, the fly hangs limply in contact with the main chamber. That worked out okay because it was a cold and dry night, and that way the screen panels, which make up much of the side walls, were closed. If the fly was properly set up, it might have been a bit draftier and colder.

1 of 1 people found the following review helpful large rain fly, September 20, 2011 Amazon Verified Purchase This review is from: Coleman Evanston 4 Tent (Sports) this tent is great. have not had a single leak. granted, i do use kiwi rain repellant on all my camping gear (great product as well). the tent itself is much larger than i expected it to be. at 8x10 i expected the walls to angled severely so as not to allow a comfortable space. suprisingly there is more than enough room for four in this tent. should be marketed as a five. plenty of ventilation which comes in handy during cold nights with warm days. it is one of the few four man tents i have seen that will allow a cot in it with plenty of extra room for storage. my only complaint would be that there are not enough "holes" to stake down the tent. i believe coleman expects the rainfly to be used at all times and hto have it as a "tie-down" quality, and worksmanship is top grade. i would certainly reccomend to anyone.
